Our property is for sale.
Darnum Heights 20 hectare rural property for sale.
After 50 years in the dog world it is time to downsize.
Not yet with any agent enabling big savings. Asking $1,175,000.
We have lived and bred here for the last ten years never having an issue with local government or neighbours and not ever expecting one. The property does not need additional permits for up to five dogs. (Larger number is not out of the question subject to council and government regulations from time to time)
Two hundred metres from the house approximately half the property is bush from which we are supplied with unlimited fire wood for heating and the large brick domed pizza oven. We have grazed up to 14 head of cattle on the remainder which annually provides between 60 and 100 large round bales. This year an early cut gave 65 tight bales.
We have very safe and adequate dog facilities. Nothing posh but hot and cold water, lighting, and powered airconditioned grooming room, indoor kennels and large outdoor areas well fenced. There is a cattle loading ramp and four paddocks each with a bore water trough and linked by an access run the full length of the property. The property has a huge three sided shed wich is wired and plumbed currently having hydro bath and washing machine for dog towels as well as a large sink. hot and cold water. All farm fencing is secure. There is a spring fed dam in the bush block. By the time we give the property to an agent the dog building will be rehabilitated for general use.
The corner property has 800 metres of sealed road frontage.
The house and garden is designed for leisure and comfort. The front has two gardens. One is that of the guest accommodation and is a cottage (relocatable) and orchard garden. The cottage has two rooms, plus ensuite bathroom, a very modern self contained kitchen and an airconditioned bed sitter with TV points wired in.
The main garden is a mix of ten year old deciduous trees and two very old and beautiful gums. One side has a citrus hedge providing lemons, oranges, manderins, lemonade tree, and lime. There is also four olive trees and an avocado. Over a dozen heritage apple trees. The grandkids play house and trampoline can stay.
The house has seven exit doors which provide great safety and comfort. The car port has been used for puppies and allows direct access to a study, puppy room, library or fourth bedroom. Currently this room offers wireless broadband (NBN).
Three other bedrooms, two of queen or king size and both with ensuite walk in robes (one designed for a whelping box and direct outside access for pups and mother) All bedrooms are airconditioned and carpeted. The very spacious main bathroom services the third bedroom (and guests) and is directly opposite.
Modern airconditioned kitchen fully designed and built in the last ten years features plumbed in refrigerator with ice maker and will stay if required, dishwasher, gas bench top and electric oven and microwave. The dining room is open to the kitchen sitting area and then fully open but down a step to the lounge which is both airconsditioned and wood fire heated.
All airconditioners are reverse cycle modern and very efective. Insulation means that rarely do we use more than one a time.
The house has two large car parking areas.
At this stage we will arrange viewings for people from family, friends and the dog fraternity but need to be clear, we may accept an early offer.
oops; I neglected to mention a major feature. There is a huge covered party patio with hot tub, brick woodfired pizza oven, pit fire and grape vines dribbling down in the most mediteranean way. Beyond that is a generous kitchen garden and a puppy play yard.
We are less than one hour from KCC Park and 1.5 from Bulla Dog Centre. (In both cases freeway almost all the way) The city is a little over one hour away by car or train. The wonderful town of Warragul is ten minutes by car and Darnum Village about four minutes. It offers post office, general store, primary school, public hall and hotel.
